After “when will I become rich”, the question most often asked about money is when the native will own a house. It is asked by the tenant in a city where rent is the largest expense, by the couple deciding whether to wait, by the son who wants a plot his father never had, and it is a better question than the first, because the chart answers it precisely. Property is the fourth house, with Mars for land and Saturn for what is built on it, and a purchase happens when three layers agree: the fourth promises property at all, the period of the fourth lord or of a planet sitting in the fourth is running, and Jupiter’s transit supplies the year. This article reads the promise, the timing, the loan that usually sits behind the purchase, and the difference between the chart that buys, the chart that inherits and the chart that rents.
It belongs to the complete wealth astrology guide. The vehicle, the fourth house’s other purchase, is in Vehicle Purchase in the Chart; property that comes through a death is in Inheritance in the Chart; and the loan behind most purchases is in Debt in the Chart.
Conventions used. Parashari astrology, whole-sign houses, Lahiri ayanamsa, Vimshottari dasha, transits of Jupiter, Saturn and Rahu, the D4 Chaturthamsa as the divisional layer. Property is the fourth house and its lord, with Mars, Saturn, Venus and the Moon as significators of its different kinds. The chart reads whether and when; it does not value a property, pick a locality or advise on a loan, and nothing here is financial advice.

The houses and planets of property
The fourth house is land, home and fixed assets, everything that does not move, and its lord’s condition and placement is the first thing a property reading looks at; the twelve placements are read one by one in the fourth lord in the twelve houses. Mars is the significator of land itself, the plot and the ground; Saturn of what is built and of old property, agricultural land and construction; Venus of the comfortable home, the flat that is lived in with pleasure; and the Moon of the house as residence and of the mother, through whom property often comes. The eleventh and second supply the money that buys, the ninth is property that comes through the father and fortune, the eighth is property inherited, the seventh property held with a spouse or a partner, and the twelfth is property abroad and, in its other sense, the property lost. Rahu on the fourth multiplies property and complicates its title; Ketu on the fourth detaches the native from owning it. The fourth house counted from the Moon is read as a second fourth, because the home is felt through the Moon.
Ten property signatures, and the period each acts in
| Signature | What it reads as | Period in which it acts |
|---|---|---|
| 4th lord in the 4th, or in a kendra or trikona in dignity | Property promised plainly; own house | 4th lord’s periods |
| 4th lord with the lagna lord | Property by the native’s own effort, in own name | Either lord’s period |
| 4th lord with the 11th or 2nd lord | Property bought from gains or savings | The money lord’s period with the 4th lord’s sub-period |
| 4th lord with the 9th lord | Property through the father, or a fortunate purchase | 9th lord’s periods |
| Mars strong in the 4th, 10th or lagna | Land, the plot, the ground bought early | Mars periods; Mars transit over the 4th |
| Saturn in the 4th | Property delayed, then old, large or agricultural | After thirty-six; Saturn periods |
| Venus in the 4th | The comfortable home, the well-furnished flat | Venus periods |
| Rahu in the 4th | Several properties, unconventional or foreign, title to be checked | Rahu periods; Rahu transit over the 4th |
| Ketu in the 4th, or 4th lord in the 12th | Rented life, property abroad, or property let go | Ketu and 12th lord periods |
| 4th lord in the 6th or 8th | Property with dispute, debt or delay attached | 6th and 8th lord periods bring the trouble |
Two signatures make property likely; three or more make it a theme of the life. The individual placements of the significators are read in Mars in the fourth, Saturn in the fourth, Venus in the fourth, Rahu in the fourth and Ketu in the fourth.
Own house, rented, or inherited: three charts
The chart that buys has the fourth lord dignified and connected to the lagna lord or a money lord, and a fourth-lord period in the working years; its native owns a house by forty and often a second by fifty. The chart that inherits has the fourth lord connected to the eighth or the ninth, or the fourth occupied by the eighth or ninth lord, and its native lives in a house someone else bought, which is a different life from renting and a different life from buying; the timing there is the eighth lord’s, read in the inheritance article. The chart that rents has Ketu in the fourth, the fourth lord in the twelfth, or the fourth lord afflicted in the sixth or eighth with no money lord to help it, and its native moves, lives abroad, or lives in property that is never quite theirs. The third reading is the one to give carefully, because a fourth lord in the twelfth with dignity gives the house abroad rather than no house, and Ketu in the fourth in a chart with a strong Saturn gives the ancestral house held without attachment rather than the rented flat. The honest version for the true rented chart is that the fourth house is not the only route to wealth, and that the same chart usually has a strong eleventh or second that does what the fourth cannot.
Timing the purchase: the pairs of periods that buy
A house is bought in the period of the fourth lord or of a planet in the fourth, and inside that, the sub-period names the year. The strongest pairs are the fourth lord with the eleventh or second lord, the property bought from gains or savings; the fourth lord with the lagna lord, the property bought in the native’s own name by their own effort; the fourth lord with the sixth lord, the property bought on a loan, which is most purchases; and the fourth lord with the ninth lord, the property that comes with the father’s help or a stroke of fortune in the price. The fourth lord with the twelfth lord is the purchase abroad or the sale; with the eighth lord, the inherited property or the one bought from an estate. Mars’s sub-periods buy land, Saturn’s buy the old or the large after thirty-six, Venus’s buy the comfortable flat. A chart whose fourth lord has no period between twenty-five and fifty buys through a planet sitting in the fourth or through the money lords, and if the fourth is empty and the money lords are unconnected to it, the reading says late, and names the year after fifty.
Jupiter’s transit as the year, and Saturn’s as the push
Jupiter’s transit over the fourth house is the classical year of the house purchase, and its transit over the fourth lord or the second is the next best; inside a fourth-lord period it names the year to the season, and it delivers in proportion to its bindus in the sign. Saturn’s transit over the fourth is the push rather than the gift: the two and a half years in which the native is uprooted, moves, is forced to decide, and often buys because renting has become impossible rather than because the money was there; a Saturn purchase is a sound one when a fourth-lord period runs underneath it and a strained one when it does not. Rahu’s transit over the fourth brings the property at scale or in the new town, the one bought off a plan, and the title to be read twice. And the transits from the Moon are read alongside, since Jupiter over the fourth from the Moon is as reliable a house-buying transit as the one from the lagna.
The loan behind the purchase
Most houses are bought on debt, and the mortgage is the good debt of the zodiac, the sixth house serving the fourth with Saturn as its planet. A purchase in a fourth-lord sub-period with the sixth lord running as the major period, or the reverse, is the classical financed purchase, and it is sound when Saturn is dignified and the second lord can service what the sixth borrows. The reading of a purchase therefore checks the sixth and the second before it congratulates the fourth: a fourth lord in dignity with a sixth lord afflicted gives the house that is bought and then struggled for, and the honest reading says to buy less house than the sanction allows. The full reading of the loan, its sanction, its repayment and the year it clears, is in the debt article linked above.
Land, flat, or farm: which planet buys which
The planet that leads the fourth decides what kind of property arrives. Mars buys land, the plot, the ground, and a Mars-led fourth gives the native who wants to build rather than to buy built. Saturn buys the old house, the large one, agricultural land and the property that takes years to develop, and a Saturn-led fourth gives the landlord and the farmer. Venus buys the flat, the comfortable home in the good locality, and a Venus-led fourth gives the native who furnishes before the walls are dry. The Moon buys near water and near the mother, the house in the home town. Rahu buys the high-rise, the property in the new city or abroad, and the one bought before it exists; Jupiter buys the house with a room for study and prayer, often the largest the family has owned; Mercury buys and sells, the native for whom property is trade rather than home. The reading names the kind, and it is worth knowing, because the Mars native who buys a Venus flat is unhappy in it and the reverse.
Disputes, and the sale
Property disputes are the sixth house touching the fourth: the sixth lord in the fourth or with the fourth lord, Mars afflicted on the fourth, Rahu on the fourth with the title unclear, and their periods are the litigation. The sale is the fourth lord with the twelfth or the eighth lord, or Saturn’s transit over the fourth in a twelfth-lord sub-period, and a sale at a windfall price is the fourth lord with the eleventh lord and Rahu on the fourth, read in Sudden Wealth in the Chart. Property held with a spouse is the seventh with the fourth, and it is the reading to give before a purchase in joint names, since a seventh lord afflicted and connected to the sixth gives the property that is divided in a dispute. The KP treatment of the sale and purchase question, through the fourth cusp sub-lord and a horary chart when the timing is urgent, is in buying property through the fourth cusp sub-lord and the real estate horary post, a separate instrument not mixed into this one.
The D4 as the second opinion
The Chaturthamsa, the fourth divisional chart, is the second opinion on property, and a reading of a large purchase opens it. A strong D4 lagna, a dignified D4 fourth lord, and the rashi fourth lord well placed in the D4 confirm the promise; a fine rashi fourth under a weak D4 gives the property that is bought and does not bring the settled home it promised, and a weak rashi fourth under a strong D4 gives the late purchase that turns out to be the family’s anchor. The D4’s own reading, with the fixed-asset rules, is in the D4 Chaturthamsa guide, and the mother’s part in property, which the fourth carries with her, is in the Matrikaraka and property post.
A worked chart: three properties in one fourth lord’s period
A Gemini lagna chart, particulars altered. Mercury, lord of the lagna and the fourth, is exalted in Virgo in the fourth, with Venus, lord of the fifth and twelfth, debilitated there and cancelled by Mercury’s presence in a kendra. Mars, lord of the sixth and eleventh, is in Aries, its own sign, in the eleventh. Saturn, lord of the eighth and ninth, is in Capricorn, its own sign, in the eighth. Jupiter, lord of the seventh and tenth, is in Sagittarius, its own sign, in the seventh. The Moon, lord of the second, is in Cancer, its own sign, in the second. The Sun, lord of the third, is in Libra in the fifth. Rahu is in Aquarius in the ninth, Ketu in Leo in the third.
Read the signatures. The fourth lord in the fourth, exalted, and the fourth lord is the lagna lord: the first two rows of the table in one placement, property promised plainly and in his own name by his own effort. Mars, the land significator, in its own sign on the eleventh as lord of the sixth and eleventh: land bought from gains and on loans. Saturn, the eighth and ninth lord, in its own sign in the eighth: property from the father’s estate, late. The Moon in its own sign on the second: the savings to buy. A property chart of the first order, and the timing is where the reading earned its fee, because Saturn’s major period, the eighth and ninth lord’s, ran through his teens and twenties, nineteen years in the family’s house with nothing of his own, and he came at thirty convinced that his elder brother had the property chart and he had none.
Mercury’s period began at thirty-two, the exalted fourth lord and lagna lord in the fourth, seventeen years, and the reading named three sub-periods. Mercury-Venus, the cancelled debility in the fourth, brought the first flat in his thirty-fifth year, bought after a struggle with the sanction that the debility describes and held because the cancellation does, with Jupiter transiting Virgo, his fourth, in the month of registration. Mercury-Mars, the sixth and eleventh lord in its own sign, brought the plot, Mars’s kind of property, bought on a loan the eleventh lord’s gains could service, in his fortieth year. Mercury-Saturn, the eighth and ninth lord in its own sign, brought the father’s land, divided in his favour without dispute because the sixth was quiet, in his forty-seventh. Three properties in one fourth lord’s period, in the three sub-periods the reading had named at thirty, and the rented years before them were not a denial but Saturn’s period doing what an eighth-lord period does in a chart whose property belongs to Mercury.
What the chart does not decide
It does not value a property, choose a locality or a builder, or advise on the loan; those are decisions for the native and their advisers, and nothing on this page is financial advice. It does not promise a purchase, and a fourth-lord window in a chart without the promise is a year of viewing houses. It reads the title only as tendency, a Rahu on the fourth being a reason to read the papers twice and not a verdict on them. It rests on the birth time, since the fourth is a whole sign and a lagna one sign wrong exchanges the house of property for the house of children or the house of effort. And the property that arrives with a relocation for work, the transfer that forces a purchase or a sale, has its own reading in Job Transfer and Posting Changes.
Frequently asked questions
Which planet is responsible for buying a house?
The lord of the fourth house, whose condition and placement decide whether property is promised, with Mars as the significator of land itself, Saturn of what is built and of old or agricultural property, Venus of the comfortable home and the Moon of the house as residence. Jupiter’s transit over the fourth house is the classical year of the purchase, and the money to buy comes from the eleventh and second lords.
Which house indicates property in astrology?
The fourth house, land, home and fixed assets, and its lord. The eleventh and second supply the money that buys, the ninth is property through the father, the eighth property inherited, the seventh property held with a spouse, and the twelfth property abroad or property lost. The fourth from the Moon is read as a second fourth, and the D4 Chaturthamsa chart as the second opinion.
When will I buy my own house according to astrology?
In the period of the fourth lord or of a planet sitting in the fourth, with the sub-period naming the year: the fourth lord with the eleventh or second lord buys from gains or savings, with the lagna lord in the native’s own name, with the sixth lord on a loan, with the ninth lord with the father’s help. Jupiter’s transit over the fourth house, the fourth lord or the second, inside that period, gives the season. A chart with no fourth-lord period in the working years buys late, through the money lords.
Is there a property yoga in the kundli?
The signatures read for property are the fourth lord in the fourth or in a kendra or trikona in dignity, the fourth lord with the lagna lord or with a money lord, the fourth lord with the ninth lord, Mars strong in the fourth, tenth or lagna, Saturn in the fourth for late and large property, Venus in the fourth for the comfortable home, and Rahu in the fourth for several properties. Two make property likely and three or more make it a theme of the life.
Does Saturn in the 4th house give property?
Yes, late. Saturn in the fourth delays the first property, usually until after thirty-six, and then gives the old house, the large one, agricultural land or the property that takes years to develop; it is the landlord’s and the farmer’s placement. In dignity it gives property that lasts for generations; afflicted, it gives property with a burden attached, a disputed title or a house that costs more than it gives. Saturn’s periods and its transit over the fourth are its times.
Which dasha is good for buying property?
The fourth lord’s major or sub-period, or that of a planet sitting in the fourth, above all others; then the sub-periods that pair the fourth lord with the eleventh, second, lagna or ninth lord. Mars’s sub-periods buy land, Saturn’s the old or the large after thirty-six, Venus’s the comfortable flat. The sixth lord’s sub-period with the fourth lord is the financed purchase, sound when Saturn is dignified and the second lord can service the loan.
Can astrology tell if I will have my own house or live in a rented one?
It reads three charts: the fourth lord dignified and connected to the lagna lord or a money lord, which buys; the fourth lord connected to the eighth or ninth, which inherits and lives in a house someone else bought; and Ketu in the fourth, the fourth lord in the twelfth or the fourth lord afflicted with no money lord to help, which rents, moves, or lives abroad. The third is read carefully, because a dignified fourth lord in the twelfth gives the house abroad rather than none.

Your fourth house has a year in it. The reading finds it.
A one-to-one consultation reads your fourth house and its lord, Mars and Saturn, the money lords and the D4, names the sub-period in which a purchase is supported and the Jupiter transit that gives the season, and checks the sixth and second before the loan.
